Our office has represented property throughout Michigan and can work with agents out-state.  
We can represent any property in that is listed by any office, by an owner, or not yet for sale.  
               
So where to look? We like to use this general outline.      
  First complete a "Sorting out the variables" questionnaire that helps you rank your needs
  and wants based on such things as area, characteristics of the building, of the land, or
  the community, etc.          
               
  Next it helps to actually drive around general areas of interest. When you get a feel for
  approximate areas that you feel would be good then...    
               
  The Multiple Listing Service ( MLS ) is accessible with detailed criteria for searching
  via your Realtor. There is limited information available through a public access site
  called Realtor.com linking well over a million properties from local MLS's.  
               
    - Access to the data on the Flint MLS (multiple listing service) system and/or the
    Realcomp II MLS system covering Oakland, Livingston, Wayne, Macomb counties, as
    well as other areas. The Flint system is used by approximately 1000 Realtors, the
    Realcomp II system is used by approximately 10,000 SE MI Realtors.  
               
    The MLS has info on current asking prices as well as historical information on sold
    prices and marketing times. Useful ways to compare are location, square feet, age,
    amenities, & so forth.        
               
  Looking through the MLS either via a public site or with your Realtor, viewings  
  can now be set to start to compare.        
               
Price can be examined a number of ways when you are interested in a property.  
               
  We help you examine data by making the following available ( when requested ):
- MLS Sold data in immediate area: look at sold price as % of ask price, days on market, etc.
- MLS Sold data for similar types of property in area      
- Assessor information of local area properties. With this, you might compare the assessors
  valuation of other recently sold property with your assessment then calculate a comparable
  selling price estimate.
